Search Page Help


Submitting a Search

You can enter or select one or more search criteria. For instance, you may want to perform a search for a specific property name. Or, you may want to search for properties within certain cities and/or with a specific funding expiration date. If you do not select any criteria and submit your search, the summary results page will include all properties with existing units in the database.

When you are done selecting criteria, click Submit Inventory Search to obtain your results. A search results page will appear showing a summary of your results at the top of the page and a list of the individual properties that match your results below.

Search results can be summarized by Unit Count Summary, Funding Summary or Unit Counts by Target AMI Level.

Unit Count Summary

The number of units listed for each property is representative of all affordable units participating in all programs. See the individual property details screen for more information about the number of affordable units.

Funding Summary

The funding programs listed for each property represent all of the funding programs for each property and are not limited to the program(s) selected. See the individual property details screen for more information about the funding program(s).

Unit Counts by AMI Level

The criteria you select will create lists of properties meeting your criteria. However, the summary of the unit counts by target AMI level and unit counts for each property represent all of the information that is currently available for the properties matching your criteria. In the event that the AMI level information is not available for a specific property, the unit counts by target AMI level will be unspecified for that property.

To start a new search, click Reset Form on the main page. This will clear out all search criteria entries and selections.


Property Name / Address

Enter the name OR address of a specific property in the text box. You can search using a partial or complete property name or address. If a specific address you enter does not yield any results, we recommend using a partial address (i.e. “123” or “Main”).

Use the following abbreviations when searching for addresses:

  • Avenue = Ave
  • Boulevard = Blvd
  • Court = Ct
  • Lane = Ln
  • Street = St
  • First = 1st; Second = 2nd; Third = 3rd; Fourth = 4th; etc.

For example: Park Avenue Apartments, located at 1480 Park Ave can be found by entering:

  • "Park," "Park Ave," or "Park Avenue Apts"
  • -or-
  • "1480 Park," "Park Ave," or "1480 Park Ave"

Alternate Names

A property may also have other names associated with it. Any entry here will search for all names associated with that property in the Inventory.

For example: Glendale Apartments has also been known as Pine Tree Park; therefore, searching for "Park" will include Glendale Apartments in the search results.

The alternate names will appear in the search results and property details page in the aka and Alternate Names fields respectively.


City

NOTE: Search using the City category OR the County category! DO NOT search using both.

There are two list boxes for the city option. The list box on the left contains all of the cities available to search from. The list box on the right contains all of the cities that you select for your search. You may add cities to or remove cities from the box on the right by using the arrows located between the two boxes.

To Add Cities:

  1. Scroll through the Cities list to determine the city/cities you would like in your results set.
  2. To select cities one at a time, click on the name of a city so it is highlighted. To select multiple cities at once, click on one city at a time while holding down the “Ctrl” key so all desired cities are highlighted at once.
  3. Click the icon to move the city/cities to the Selected Cities box.
  4. When you are done selecting cities, you may continue adding search criteria or click Submit Inventory Search to obtain your results.

To Remove Cities:

  1. Scroll through the Selected Cities list to determine the city/cities you would like to remove.
  2. To select cities one at a time, click on the name of a city so it is highlighted. To select multiple cities at once, click on one city at a time while holding down the “Ctrl” key so all desired cities are highlighted at once.
  3. Click the icon to remove the city/cities from the Selected Cities box.
  4. When you are done, you may continue adding search criteria or click Submit Inventory Search to obtain your results.

County

NOTE: Search using the City category OR the County category! DO NOT search using both.

You may add counties to or remove counties from the box on the right by using the arrows located between the two boxes.

To Remove Counties:

Group Served

NOTE: Not all properties have reported a group served. Search results yield only properties where information was given.

There are two list boxes for the group served options. The list box on the left contains all of the groups served to search from. The list box on the right contains all of the groups served that you select for your search. You can add groups served to or remove groups served from the box on the right by using the arrows that are located between the two boxes.

Selecting one or more groups served will limit the search results by displaying only properties that are known to serve the selected group(s).

To Add Groups:

  1. Scroll through the Groups list to determine the city/cities you would like in your results set.
  2. To select cities one at a time, click on the name of a city so it is highlighted. To select multiple cities at once, click on one city at a time while holding down the “Ctrl” key so all desired cities are highlighted at once.
  3. Click the icon to move the city/cities to the Selected Groups box.
  4. When you are done selecting cities, you may continue adding search criteria or click Submit Inventory Search to obtain your results.

To Remove Groups:

  1. Scroll through the Selected Groups list to determine the city/cities you would like to remove.
  2. To select cities one at a time, click on the name of a city so it is highlighted. To select multiple cities at once, click on one city at a time while holding down the “Ctrl” key so all desired cities are highlighted at once.
  3. Click the icon to remove the city/cities from the Selected Groups box.
  4. When you are done, you may continue adding search criteria or click Submit Inventory Search to obtain your results.

Funding Program

There are two list boxes for the funding program options. The list box on the left contains all of the funding programs to search from. The list box on the right contains all of the funding programs that you select for your search. You can add funding programs to or remove funding programs from the box on the right by using the arrows located between the two boxes.

The summary results selection chosen will be located on the top of the subsequent search result screen. Here are the results you can expect depending on which search result summary option you have selected:

Unit Count Summary

  2. To select Programs one at a time, click on the name of a Program so it is highlighted. To select multiple Programs at once, click on one Program at a time while holding down the “Ctrl” key so all desired cities are highlighted at once.
  3. Click the icon to remove the Program(s) from the Selected Programs box.
  4. When you are done, you may continue adding search criteria or click Submit Inventory Search to obtain your results.

Target AMI

Many programs have Area Median Income (AMI) requirements. When a household moves into a unit or property participating in a program, the household must not have an income that exceeds a certain percentage of the AMI.

Target AMI is not directly tied to program requirements, but indicates the marketed AMI affordability level of the unit. For example, a unit could have program restrictions that require a household to have an income less than or equal to 80% AMI to live in the unit, but the rent amount would be affordable to a household with an income less than or equal to 30% AMI. Therefore, the Target AMI for this unit is considered to be less than or equal to 30% AMI when searched in the Inventory.

Selecting one or more Target Area Median Income (AMI) levels will limit the search results by displaying only properties reported to have the target AMI you specified. However, the report summary information will not be restricted to the AMI levels you specified. Here are the results you can expect:

Expiration Years

There are two list boxes for the program expiration year option. The list box on the left contains all of the expiration years available to choose from. The list box on the right contains all of the expiration years that will be searched. You can add expiration years to or remove expiration years from the box on the right by using the arrows that are located between the two boxes.

Selecting one or more funding program expiration years will limit the search results by displaying only properties reported to have funding expiring in the year(s) you specified. However, the report summary information will not be specific to the expiration years you specified. Here are the results you can expect:

  2. Click the year to select it.
  3. Click the icon to move the Programs to the Selected Years box.
  4. When you are done selecting program expiration years (you can select more than one), you may continue adding search criteria or click Submit Inventory Search to obtain your results.

To Add Remove Expiration Years:

  1. Scroll through the Selected Years list to determine which year(s) you would like to remove.
  2. Click the year to select it.
  3. Click the icon to move the Programs to the Selected Years box.
  4. When you are done selecting program expiration years (you can select more than one), you may continue adding search criteria or click Submit Inventory Search to obtain your results.

 

Unit Status

Existing Units:

All units that physically exist.

Planned Units – Financing Committed:

Units expected to be developed, stabilized or preserved within this project with funding that has been approved or committed for the properties. These units may already physically exist.

Planned Units – Financing Closed:

Units expected to be developed, stabilized or preserved within this project with financing that has closed for properties. These units may already physically exist.

Selecting one or more unit status values will limit the search results by displaying only properties reported to have units within the development status(s) selected. Here are the results you can expect:

Unit Count Summary:

The number of units listed for each property is representative of all affordable units, with each column reflecting the appropriate number of units at each stage or status of development. See the individual property details screen for more information about the affordable units by status. You can access the property details screen by clicking on the property name.

Funding Summary:

The funding programs listed for each property represent all of the funding programs for each property and are not limited by the unit status(s) specified. See the individual property details screen for more information about the status(s). You can access the property details screen by clicking on the property name.

Unit Counts by Target AMI Level

The criteria you select will create lists of properties meeting your criteria. However, the summary of the unit counts by target AMI level and unit counts for each property represent all of the information that is currently available for the properties matching your criteria. In the event that the AMI level information is not available for a specific property, the unit counts by target AMI level will be unspecified for that property.

Note: Existing Units is the default status. You will need to un-select Existing Units if you are concentrating your search on planned units.

 

Funder Identification #

Using this box, you can search for a complete or partial identification number. The number entered will be used to search for any of the following funder identification numbers:

  • HUD Contract Number
  • HUD Property ID
  • MHFA Development Number
  • FHA Number

For example, if the MHFA Development Number is "D1234", the property can be located by entering "1234" or "D1234". Note: if any other funder identification numbers include "1234" or "D1234", they will also display in the search results.

 

Zip Code Range

Two text boxes are available to enter a 5-digit ZIP code range for properties located in a general area. Both a beginning ZIP code and ending ZIP code are required to search for a range of ZIP codes.

Specifying a ZIP code range will limit the search results by displaying only properties with addresses in the ZIP code(s) you specified. (i.e: Entering a ZIP code range of 55401 – 55405 will yield results for 55401, 55402, 55403, 55404, and 55405.)

 

Unit Count Summary, Funding Summary, and Unit Count by AMI Levels

When you submit your search, you generate either a Funding Summary or a Unit Count Summary or a Unit Count By AMI Level Summary. The default is Unit Count Summary. The results pages will look similar, but contain different information.

You can toggle between the three types of summaries by selecting the appropriate summary type at the top of the page. This will automatically generate the other type of summary. Your search criteria will be maintained. In other words, you will get information about the same properties.

Unit Count by AMI Level

The summary total at the top of the page includes unit count information by target AMI level. The numbers reflect existing, committed, closed, and total unit counts, including affordable and market rate units, are included for all properties meeting the criteria you selected. Individual property information follows. Descriptions of the target AMI categories in the search results summary table appear below.

 

Number of Display Records

You can determine the number of records to display on each page. To change this, select the number you desire and click on Refresh. If you toggle between the three summary options, this number will remain the same.

 

Print Options

If you use Internet Explorer, you can use these buttons to print custom results.

To print list of properties

Select Print Current Results. Opens up a print dialog box to allow you to select the printer you would like to use and print accordingly. Set your margins to .25" for the best results.

To print detailed information for properties

Select the Print box at the end of each row.

Select All puts a check in the Print box at the end of each row for all properties on the page so you can print detail information for all properties. You can still deselect individual properties by deselecting "print" boxes for individual properties or deselect all by "Refreshing" the page.

When complete, select Print Detail for Selected. Set your margins to .25" for the best results.

 

Sort Options

You can re-sort the list by clicking on the underlined Name, City, or County fields in the header row.

To sort by property name, click Name. (This is not the same as clicking on a property name, which gives you property detail information). You will get the properties listed alphabetically by name.

To sort by city, click City. You will get the properties listed alphabetically by city.

To sort by county, click County. You will get the properties listed alphabetically by county.

 

Unit Count Summary Details

The list includes basic information for each property meeting the criteria you selected. This includes location information as well as any "aka" or alternate name for the property.

Clicking the underlined property name will generate a property detail page with additional information about the property.

EXISTING

Project units prior to new development, stabilization or preservation efforts. This number should include caretaker unit(s), where applicable. The Affordable Units count includes all affordable units, and not only the units meeting the criteria you selected. For additional information, click on the underline property name to see individual property details.

PLANNED

Total units where funding has been committed to be developed, stabilized or preserved within this project. This number should include caretaker unit(s), where applicable. The Affordable Units count includes all affordable units, and not only the units meeting the criteria you selected. For additional information, click on the underline property name to see individual property details.

COMMITTED

Units with funding that has been approved for the properties.

CLOSED

Units with financing that has been officially allocated for properties.

TOTAL

The total existing and planned units for this property. This number should include caretaker unit(s), where applicable. If the sum of the total existing and planned does not equal the total units, an asterisk (*) will display following the value. The Affordable Units count includes all affordable units, and not only the units meeting the criteria you selected. For additional information, click on the underlined property name to see individual property details.

 

Funding Summary Details

The list includes basic information about funding streams summarized in the property search results table. This includes location information as well as any "aka" (also known as) for the property. A list of all other funding sources included in the Inventory can be found by clicking on the other category below.

Clicking the underlined property name will generate a property detail page with additional information about the property.

236 Section 236 A federal program, administered by HUD; project-based subsidy; tenants pay a portion of income for rent.
42 Section 42 A federal program administered by the IRS, locally overseen by MHFA and others. A tax-credit to investors. Requires lower rents for tenants of a certain income. Also known as Low Income Housing Tax Credit (LIHTC), Housing Tax Credit (HTC), and Low Income Tax Credit (LITC).
8 Section 8 Project Based A federal program administered by HUD. A project-based subsidy. Tenants pay a portion of income.
202 Section 202 A federal program funded by HUD. Targets seniors. Tenants pay a portion of income for rent.
811 Section 811 A federal program funded by HUD. Targets disabled. Tenants pay a portion of income for rent.
FHF Family Housing Fund A state fund for expanding the supply of affordable rental housing by subsidizing the production and preservation of affordable rental housing.
AHIF Affordable Housing Incentive Fund A Hennepin County fund providing gap financing for projects that create or preserve affordable housing for people at or below 50% Area Median Income.
HEF Housing Endowment Fund A Ramsey County fund.
HOME HOME A federal program.
CDBG Community Development Block Grant A federal program.
HTF Housing Trust Fund A fund providing deferred loan for development, construction, acquisition, preservation, and rehabilitation of low-income rental housing.
PARIF Preservation Affordable Rental Investment Fund Provides loans for acquisition and rehabilitation, debt restructuring, or equity takeout of permanent rental housing with project-based federal assistance.
Public Housing Public Housing A federal program where housing is owned and operated by public housing authority. Tenants pay a portion of income for rent.

Total

This reflects the total unit count (both affordable and market rate) for all properties in the search result. For additional information, click the underlined property name to see individual property details.

<30

This reflects the total number of units targeted to households earning at or below 30% of the area median income (AMI) for all search result properties that target AMI level information is available. For additional information, click the underlined property name to see individual property details.

<50

This reflects the total number of units targeted to households earning between 31% and 50% of the area median income (AMI) for all search result properties that target AMI level information is available. For additional information, click the underlined property name to see individual property details.

<60

This reflects the total number of units targeted to households earning between 51% and 60% of the area median income (AMI) for all search result properties that target AMI level information is available. For additional information, click the underlined property name to see individual property details.

<80

This reflects the total number of units targeted to households earning between 61% and 80% of the area median income (AMI) for all search result properties that target AMI level information is available. For additional information, click the underlined property name to see individual property details.

Market

This reflects the total number of units targeted to households earning above 80% of the area median income for all search result properties that target AMI level information is available. For additional information, click the underlined property name to see individual property details.

Unspecified

This reflects the total number of units where the target AMI level has specifically not been identified for all search result properties that target AMI level information is available. For additional information, click the underlined property name to see individual property details.

AMI%

Many programs have Area Median Income (AMI) requirements. When a household moves into a unit or property participating in a program, the household must not have an income that exceeds a certain percentage of an AMI. Some programs allow for households to exceed AMI requirements after move-in. Multiple AMI percentage requirements are separated by a slash (/).
